Also the pandemic initially affected the supply/demand which also pushed prices, but again that wont last forever either, maybe another year.Let me know if I'm missing something here.

There are many different ways to invest, some hold for appreciation with little cash flow, and some hold knowing there wont be much appreciation, but heavy cash flow.
