@Basilio Torres:I think you'll discover that most of these type auctions result in the Bank buying back the property and then placing the property for sale with a Real Estate agent or online Auction Web site.

While the 506c  certification is a pain for all involved, it does allow the platforms to advertise and it does allow for the open discussion of the deals outside of the portals.506b deals are easier to make the investment, but they do not allow any public discussion of due diligence materials and the portals will not even let web sites discuss returns after they are funded.  

I wrote down a address of all of them and jotted down notes about the condition of the outside (bad condition could mean tired, motivated landlords) I looked up on the local assessors' web site the mailing address as well as year purchased.

I've had places with flaming code violations that managed to sell and close because the appraiser didn't know and the town didn't check for those specific issues (I'm thinking specifically of furnace issues).If they're just backyard projects, they may just need to be cleaned up and made safe/secure before closing.  

If you have a recommendation that fits this then by all means I would greatly appreciate their info and would give a healthy kickback once a lease is secured.  

Viewed it Wednesday, it seems pretty much ready to rent, other than new locks for personal security reasons.
