This includes properties purchased as well as processes.  4 SFR in 4 different cities versus a quad 15 minutes from home. 

It will be interesting to see how many people start moving out of Oregon based on higher costs of housing caused by rent control versus moving out of OR based on the declining interest of investors in the state.

You mentioned knowing the cost before we take on deals like this, What caused the increase in cost, Was it changes on the interior finishes versus what you originally planned or projected to install?

On a lot rent versus rent amount , the spread is there to theoretically cover your costs on the home portion, additional maintenance and repairs, management .  

Build the end result into your model renting 2 3BR properties versus 1 6BR property and see what the numbers tell you.
