I just feel there's a lot of owners like this out there that don't look into these risks or situations prior to giving over a home or renting it themselves and end up blaming whoever they hired assuming it was a risk free business.

In Florida you have to either send a Notice of Non-Renewal by Certified MAIL or Post the notice on the door at least 60 days prior to end of lease. 

These skills need to be mastered prior to investing in any deal that requires rehabbing, marketing, or managing.
