I used to be as black and white as the OP about this subject until I actually went to a few of the really large events.Sat and talked to attendee's that paid 30 to 40k to go.. many frankly were real estate brokers... and other professionals.I do think though pounding on folks who have no money and getting them to run up their credit cards to pay to go to the event is something I am no totally comfortable with.. but then I think of that little company called Hewlet Packard and think back on how they started with a 10k loan in a garage in Palo Alto right down the street from were I used to live.. were did they end up.So when I go to these events as an invited vendor..

You still need to be careful about who you select as PM and that it is a good fit for your type of property and aligned with your goals for ownership.Once you get to a point that you have or exceed the capabilities of the PM company, you can consider taking this on yourself but keep in mind it takes a lot of resources behind the scenes (accounting, technology, vendor mgt, etc) not just an onsite leasing and property maintenance.Good luck with your journey.

Allows multiple payments for rent, allows for maintenance requests but does not auto notify selected vendors like Rentigo (that is a nice feature); text when tenant pays and when money is deposited.CONS: not able to set up late fees; no mobile app (but web site is mobile friendly)Right now they both have +'s and -'s, but the lead right now goes to Cozy only because I have all the money in my account which is very important to this business.
