As an Investor & Realtor it depends and varies depending on your location.  

To begin, I'd like to find one or more good (& hopefully) quick methods to figure out what that standard is after ascertaining which neighborhoods to focus on.I have a varied background, including computer programming, and my husband has been in the business of healthcare providing.

I suspect in my area of the country (The suburbs of Boston) that deducting 50% of the rental income toward expenses that it would probably virtually impossible to find many properties that would fall into that category.

No, I won't count that as a mistake David, state laws vary, we can both be right, but which operates first, the  JTWROS then a Will or the other way around?

I would also say it varies a bit on your target renter.
