I have been on this forum daily looking at ways to learn, although I seem to be interested and have learned a lot, I tend to be like 90% of this population where I say I want to be an investor and become financially independent, but who knows if my dreams will become true.

It can be easier to sell SFR down the road and they tend to appreciate faster.On the flip side, however, finding a good duplex and a good dependable tenant can significantly offset ownership costs.

SFH tend to be in stable, "nice" areas.

It is a long process in most states, and at the beginning owners tend to be in denial at not ready to do anything.

Smaller banks tend to go easy and they have a way around (that is, if the bank holds your note vs sending Fannie/Freddie), and the bank will not call.

I find that condos tend to be very risky investments, due to HOA fees can change whenever and to whatever they want to charge.

Does the daughter have a lengthy/consistent job history that would tend to support her claim that she could "get a job when she moves in to town"? 

Another thing that I tend to look at is the date that they registered.

A great tenant in a really poor area is harder to find - and keeping occupancy levels up tends to be more difficult.

Don't want to pigeonhole myself if I just mention on place as tends to be the case.
