It's vital to see how the property was purchased, for example- was it sold at a retail price by an end user or was it a distressed property bought below market value by an investor.

While they may command more in rent for the same reason they won't stay "new" past the first tenant and will fall back to market rents.

Issues, get everything in writing and record the deed of trust, make timely payments and have proof of payments.3) As was stated, typically cash doesn't command a discount in this market but it does win the deal at or near (~1% of) the highest offer in my experience.

If selling there is (end user) pricing such as the potential tenant but wants to own the building and land so they buy it from you, a passive investor trying to just collect a check ( your site is fixing to go dark so not a great fit), or a value add investor/developer ( they look for properties below market they can re-tenant and make more valuable).
