You could go bankrupt in a month if the system fails and you do not have deep pockets (or a willing bank) to help you upgrade.  

Also, think about upgrading to a Pro Membership and connect with those people around you.  

Plus you probably will do some upgrading to the property thus increasing the value of her security.

I am desperately trying to get 2 other rental units upgraded to get rented and now have added 3 more. 

Damn.Should I run or should I keep pursuing the house.As a side note it has a great covered patio and I was considering moving my family into the house for a year or two until we can upgrade.  

AND you might look into working for a Newbuilders- where the company pays you hourly to be there 10-7 or so and you get a certain commission on upgrades. 

Our main learning was not upgrading things to our standards, because they will not be cared for at our standards.
