Depending on the price point, discount and rehab time this can make a difference of one or two thousand dollars in property taxes paid.For what it's worth, I haven't done a lot of rehabs but the ones I have done the assessor initially puts it at ARV (roughly) which is somewhat higher than the purchase price.

They will loan on the merrits of the property at lower loan to values, almsot ignoring the borrower, what they are doing is lending with more of an expectation of taking the property, more so than a conventional lender, basically buying the property at a discount.

You'd have to sell it to a note broker for a steep discount to get the rest of your cash earlier.* You have to foreclose to get them out of there if they default (3-6 mths, or more, with no payments and maybe a trashed house), so you better screen them closely.

Let's assume for a minute that there are comps, that makes valuing easier, use those taking a significant discount to account for your buyer having to get rid of a bunch of poorly trained tenants.If it's rent based that will be more difficult. it might be worth 100K performing but someone has to get it there so they rightfully are going to need to be compensated for that effort.One thing that may sweeten the deal for a buyer to be willing to pay a little more, is see if he would offer owner financing.
