I’ve been a Cozy fan for years and I’m awaiting the transition to Apartments, but don’t really know what to expect.

If so, you may be able to get adult services involved to help assist him in a transition to a new group home or residence.  

And vacation rentals are always a great transition because you're strategically preparing for the end but also still generating income on your way out the door. 

I have had many experiences with rent-to-own deals as owners transition them over to us for management and have yet to find one which was remotely fair to the tenant/buyer or which concluded with the tenant/buyer becoming a home owner.These are typically arrangements where guru's at REIA meetings wink and nod and say how great these deals are for investors because "THE LANDLORD DOESN'T HAVE TO PAY TO MAINTAIN THE HOUSE AND THE TENANT ULTIMATELY NEVER BUYS THE PLACE SO YOU GET TO DO IT AGAIN AND AGAIN"Usually the deal is structured something like: Option to buy the house for the next 5 years for $95k (market value is $60k), pay $4000 cash to secure option, and pay all utilities and perform all repairs under $500, $100 from each rent payment goes to closing costs should house ever close.

It's a single family house out of state between tenant transition. 

This will limit the potential buyers (and there are other circumstances that will give people pause).Although the neighborhood is in a slightly upward transition, most of the immediate surrounding housing is rental, and likely to remain that way for the near future (big old houses converted to apartments, and a couple of former mansion sites that have urban renewal apartment buildings - cheap).I am concerned that the primary market for their house will be rental, with the potential for tenants to block the driveway, causing conflicts with my tenants.

We are transitioning out of the crazy low-interest rate fueled pandemic housing market back to a very normal balanced market.

No parking requirements per city since it is close to public transit. 

My wife and I are enjoying Hollywood without the terror of a huge monthly payment, while I re-organize my life and transition all of my work from Asia back into the States again.
