Have one unit as a long term traditional rental and then another unit as a rent by the room or furnished rental of some kind. 

Southwest has traditionally been 2-3 years behind the values you typically see in West Philly from an ARV standpoint, but with this development coming it'll be quite interesting to see the acceleration in appreciation from this.

Your are right in one sense that Zillow has mislead the public, but they have done it in the same way nearly every public company does, sometimes by choice, sometimes by convention. 

As I have read and watched videos, people are afraid of leaving some money in the deal and not being able to refinance all of their money out, but if you really think of it, it’s the same as buying a buy and hold, just that the returns would be bigger than a traditional buy and hold.

thankfully the market went insane and i was able to make a profit even with my inexperience, BP definitely influenced all of my choices and in hindsight if i applied more of the tips i learned from listening to the podcast and reading all the books recommended i shouldn't have made half the mistakes but live and learn. on to the next one!
