Now I know what I'm negotiating on with the banks/credit unions I have lined up.One note of interest to me: I called Capital One and they have a recourse loan that doesn't require any cash reserves, I even asked the question a second time to make sure I heard that correctly.

I am looking to add heat to my attic and I have so far had 3 companies come out to look at the project and provide me with a quote.1 of them gave me an answer on the spot but the other 2 have not reached back out to me and it's been long enough for me to think they won't be reaching out at all.Is this common?

When its happened to me, I have asked my broker to help.

I would NO WAY buy anything of any value without title insurance from one of the big 5.. but a 1500 dollar purchase heck that would not matter to me.. if something came up so you lost 1500.. no biggee right ? 

That's why I feel taking the higher paying job is more beneficial to me right now as I can use that immediate pay raise to acquire my first property substantially quicker. 

(leaving aside complications of taxes, depreciation, etc)That doesn't sound like a good return to me.

To me, having a lake, that SOMETIMES will have cars behind it, and an office building or something across is better than no lake at all... how big is the lake? 

Obviously there are differences, but most wouldn’t apply to me.

I'm fully aware of the banking products available to me.
