I had a conversation today with a guy that owns 12 properties free and clear and makes $90k with them.

It’s much easier to have self discipline if you have clear goals and meaningful purpose; we are filled with so many distractions in todays society, I encourage you to do whatever it takes to starve that distraction.

So today I was getting anxious and just wanted to put some feelers out in the market so I listed the property for rent even though I can't do showings until the current owner moves out.

Their lease technically ends on Sep 30, 2018 and I was given verbal notice today that they will be leaving when their lease ends.

I also see a lot of folks today to does around 80-85% of ARV. 

For out of state folks who are not familiar with Texas HELOC rules, we have a regulation where your CLTVon your home cannot exceed 80%, meaning that today if I wanted to take out a HELOC on my home, I would only be given access to 3% of the equity (a disappointing $6000-ish).

Just finished painting it yesterday so marketing for rent starts today.

The interest rates were lower compared to what they are today.
