I am currently starting a business that will require extra space to store items.

Insurance seems slightly high but might be okay for the multi use space.

Our question is, the street is tight, so it would make building a bit more challenging, but our thought is that we could build 4 units and keep the garage under.

This meant making sure all pet food was stored in airtight sealed containers, keeping hay in containers, being diligent about not leaving food out and taking our trash timely, and also making sure a side door that was often left ajar was tightly closed to not allow an access point for pets.

If I tackle a major reno 2 units can be two bedroom, they have the space. 

I've done it in single family homes with roommates and multis where the tenant had their own space.

Im new in the investing space and im looking for more experienced commenters to give you more insight into how to navigate the financing aspect of things.On a more personal note, if you do get involved in buying a property from a family member, my advice would be for it to be a clean cut to minimize any future problems.

I prefer to create more value by buying building with lots extra unfinished spaces or big dry walk out basement walk in attics, attached barns etc adding bedrooms increases cash flow quicker cheaper than extra bathrooms and adding entire apartments great too.
