It unlikely calls for a closing/sale without substantial completion, and the bank shouldn't have an issue with funding with a typical "punch list",  perhaps holding back a few grand.  

This will generate calls for sure.

I prefer doing yellow letters because once those letters go out, you should be getting calls starting on the 2nd or 3rd day.

If it closes UP today in California time, rates might be UP tomorrow (45-60% of the time), and you've got an hour or two from when Wall St closes to lock your rate if doing business with a Best Coast mortgage lender whose lock desk isn't going to close for a few hours (assuming the LO takes your call at 5:15 pm...) from when Wall Street closes on the East Coast.

Where I call home, I could not get a studio (1 room) apartment for less than $300K.
