The normal 9-5 trading your time for money is no longer for me.

That's a lot of grinding for 1.39%.Hopefully on future deals you will request more for your time.Those leases are at market or lower hopefully or the NOI will be traded down.

I was actually looking at more expensive properties originally, so for this case I may be able to swing 10-15% down.

That's why I suppose the industry employs so many different trades.  

How about telling people what you have to offer and see if anyone is interested in trading services.

Having a wide background and diverse construction experience to use, as well as working relationships with all the trades people , my goal is to rehab and sell quality and Reliable homes that people can purchase and know they have home that is workingand will continue to work for many years.
