I feel like I should be looking for bigger investments yet I’m comfortably investing in small multi family and single family homes here with high equity build potential but very low,if any, Cashflow. 

I'm looking to invest in my first property in Denver and would like to acquire a small multi-family (3-4 units), live in one of the units and rent out the others.

I have been successfully renting out 3 rooms in my single family home while living in the unfinished basement for a little over two years now.

Some families might like it but then you’ll have to compete with all-inclusive hotels and I’m not sure you’ll make the profit you’re hoping for.

The general rule of thumb for single-family rentals is the 50% Rule: that half of the rent will go to non-mortgage expenses.

2) Which areas within Orlando have a history of strong appreciation for small multi-family property?

She is a family friend who also has good working relationship with my agent.

If it’s a safety issue, I’ll of course make sure the premises are as safe as they were before any required maintenance was done, but she is now suggesting that if I don’t reimburse her for those specific anchors, I am violating fair housing laws for familial status and/or tenants rights regarding not incurring costs for required repairs.
