This would not be my first choice unless you have an air-tight exit strategy that does not rely on a bunch of "maybe's".

A great place to learn more about WA real estate investing and finding deals and connections is our local REIA - https://www.reapsweb.com and checking out some of our Zoom meetings if you can.There's some great pages on Facebook that you can find deals from other investors, and if you're looking for turnkey there's always the MLS (Zillow, Redfin, etc will get you access to those).If you want a specific search setup, reach out and I can get that started based on the criteria you're looking for too.As someone that moved up from CA a few years ago, I was curious why you're looking at WA instead of other long-distance locations?

If they want to invest in real estate without a plan or exit strategy I'd never consider it.

From what I understand this strategy holds up well in court too.

I reached out to my loan servicer to inquire about doing so, and received this reply:We have reviewed your request to convey this property to an LLC and unfortunately, your loan does not qualify.At this time we can only allow Fannie Mae loans to be conveyed to an LLC.

I will reach out to a number of you for contacts on property managers and potential mortgage lenders.
