Is there something stopping the borrower legally from tapping a portion of the reserves cash and putting 10% down to take on the land contract for the 12 immediately after mortgaging the 18?

My name is Chad Kagen and I am beginning on the genuine state putting venture here in atlanta, GA.

In forming a new entity/venture, it is OK for the IRA and a disqualified party to have up to 100% combined equity.Such joint venture transactions are often promoted loosely on the internet, including here on BP.  

I love it though Sue the Bastard   knew jerk reaction to a situation that just needs a little more negotiation's.I have personally stopped escrows in this exact situation money in everyone signed but not recorded or dispersed.. one call with my instructions to stop it is all it took... if the lawyer or closing attorney did not head that and went ahead and recorded then you have cause for action.but anyone who knows anything about the legal system knows court battles take years and a lot of money.. these guys will work it out...

Some of the time however they will have a guy not put on an angle stop back on correctly during a rehab and leave for Disneyland*** so that you cannot reach them when your downstairs tenant calls you in a panic at 11PM on a Sunday night right after the ceiling collapsed in a big waterfall. 

What will stop the cash buyer independently looking up the property and seeing he actual price?

I'm looking for more advice on how I can invest the money wisely and possibly even new ventures/possible partnerships.

If you feel you've educated yourself well enough to make a start (never stop learning), then begin networking with people.

I also tend to think most JV's are not proper joint ventures and are more like two folks, albeit entities or people, trying to work on something with a very loose document tying them together.
