If not, arrange for an exterior walk with a contractor for "planning purposes only." 

@Michael RamzyIn Canada, you will be running a high risk the lender will exercise their Due on Sale provisions if they get a whiff of a wrap/subject to arrangement.      

Any items stored on the porch (or in the yard visible to neighbors) shall be minimal, be arranged neatly, and must not impede access to the unit.

I would be trying to make arrangements to get into the property before closing to get cleaning and repairs done.

Yeah I'm a little iffy about the renting room by room arrangement, but I definitely see how that generates more income.

Please propose some equitable arrangements.

I would also arrange it so that I am making the payments directly to the lender (that is why I prefer sub2 over wraps).

Then reply I think there is a misunderstanding, i need in writing what you said in person about your plan to move for reference, as im changing plans and making arrangements based on this information.

Also, a fellow investor/agent is able to not only recommend contractors but will arrange to get contractors in to get you a quote.
