I think bars and restaurants in urban cores will continue performing well over the next 3-5 years as food culture & family structure continues to progress (however these are generally high risk businesses).

The lot is narrow and deep so the possible uses are limited for something such as fast food or a single tenant office, however together with the adjacent corner lot it would be perfect for a pharmacy or small retail development.

first Impressions are everything and when people walk  in smelling fresh carpet and fresh paint, you will get a higher rent, but if you put in the carpet while your current tenants live there, when they go to vacate you can't say New Carpet...It is just food for thought...

I think if Obama does things that cause basic commodities such as gas and food to increase (which I think he will), then the housing market will take longer to recoup.I personally think the sub prime lending was not the sole cause of the credit crisis and housing burst since according to the data I have seen, the percentage of sub prime loans as a total of all loans is about the same as it was in the 90's and early 00's.

A café with an upstairs living unit can be a good combination, many small operators will live upstairs.Having the idea is one thing, but food service is a highly regulated use, about the only thing worse would be medical.Not all, especially older buildings will have sufficient plumbing or electrical to meet the requirements.
