The property was full of stuff, it was a hoarder house, but we were able to power through and do a complete floor plan change, relocate the kitchen to make it one big open space with a huge island & it came out beautiful!

Since I've used them about a dozen or so times here is my experience.They have put me on an island a number of times.

Example:Emerald Island did not plan for future expansion of their pool/amenities.

Does anyone have any recommendations for a contractor/handy man on Galveston Island? 

I self managed my STR on Galveston Island from a distance and did very well. 

I recall one where buyers raved about the "designer" center island and wondered if it was Italian granite, lol.

I am in FL as well up in Pinellas County but Treasure Island Beach and just north of me in places like Spring hill, New Port Richey, and Citrus County there are some great investment properties.There are a lot of Fixer uppers or Fix & Flips in Largo, Clearwater and in St.Pete.

and Kyle as a N CA guy you probably know Clearlake CA.. and the subject of this that took them down was a lady from Marin county wanted to build a retreat of sorts on an Island in Clearlake that could never in a thousand years be developed.. i knew the guys that owned it and tried and failed to develop it before she came along.I ran into Remington right out of the great GFC and sent them a one pager on a program i wanted to do personally it was fairly complicated.. and since I have decades of lending experience behind me.. they were way to quick to approve me subject to me sending them 10k for due diligence.. did not ask enough questions and this was not a straight forward remodel loan or buy hold loan. it was a semi complicated financing model..

Hawaii  has some of the best options, I prefer the big island and Kauai One of the best deals Ive seen:   Asking $3.7m  16 acre ocean front, 2 homes.  

The growth drivers (tourism and baby boomers) are independent factors, and the Island where we are developing has over an 85% occupancy rate for nightly and weekly rentals.
