Whatever your "end" is, that's what you keep in mind, start there and work backwards.If it's a forever home, or lot at least, your way forward is probably different than if you're planning to slow flip it.

So we are actually in need of 2 leases, i want one for the SFR that covers specific items like the tenants responsibility to maintain the landscaping, and one for the Townhome that covers things like "abide by the HOA rules or you are violating the lease". these are relatively minor differences but very important. so my question is........should i look to buy the package from BP and go to a lawyer to tweak that lease?

The tax is not your responsibility, but knowledgeable IRA investors will want to see the relevant numbers reflected on their K-1s. 401k investors do not present this issue, as real estate acquisition indebtedness does not result in UDFI to Qualified Plans.
