Granted, Cambridge is very different from Lowell, but make it as easy as possible for prospective tenants.Explain how to get a parking permit if required by the city, where there is typical parking, rules for street cleaning, etc.

Rents are current paid on time according to the rent rolls, property is kept clean, everything appears well on paper, but what are you doing?

Since you are living on site, you can keep a close eye on things and easily self manage. 

I am a relative newbie as well compared to many on this site, but I would glad to offer you any advice that I can to help you get started. 

You are better off getting started with a clean slate anyway.

I've been looking at picking up houses through the auction sites (Hubzu, Auction.com, etc) and I know that as the buyer I will be responsible for closing costs.
