Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call!

Would it make sense to perform the analysis as if I was another tenant and paying market-value rent for the unit I live in?

I can essentially serve as a property manager: tending to the house (cleaning, maintenance, etc), working and coordinating with any affiliated contractors, and I can even perform rent-roll, T-12, or DCF financial analysis for you on the property, or look for other properties as well.

It may allow for more flexibility based on the performance standards the land needs to meet.

Beyond that, it's very difficult to say how they are performing. 

In order for a subcontractor or supplier to file a mechanics lien on your property in FL......they must have sent you a proper Notice To Owner form within 45 days of First performing any work on your property And must File the actual lien within 90 days of completion of their work. 

With that comes field tenant calls, performing maintenance and repairs, showing vacant units, etc.
