Additionally, for purchases, it's possible to do portfolio, but it is difficult as you're working with 5+ different sellers at one time to secure one loan.

If you wanted to keep your current VA loan (which probably has a pretty good rate) and get a $30k HELOC with a $20k draw that would be the best (and only) method of doing something close to what you described.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I'm not a lawyer, but from my understanding you don't need a securities license to raise capital for your OWN deals (i.e. deals where you are the principal or a general partner).Also, the name of your title doesn't make much of a difference for anything other than marketing.

I've spent a lot of time on the forums learning and don't really have much to contribute, but I can say in that time, I've identified the small group of folks that I really value perspective from and the larger group of people that are selling something, argue to death that "their method" is the absolute best or whatever.
