@Don ChambersI can't help you with advice on the acquisition person since I don't have that experience, but once you identify that person and if they do direct-mail marketing I can give them access to a simple to use software system with great pricing for their campaigns since you are out-sourcing this function of your business and you want to be as efficient and scalable as possible.

While at both of those points check the wire colors and make sure they go to where they should on the thermostat - the colors at the units don't always match the standard colors of the thermostat plate if a handyman or sloppy installer did the work, so be sure each wire goes to the right function.

It's a HUD property, and on it's property condition report, it indicates the Electrical Writing as Damaged, and not functional (see the screenshot).

By design, this water is always designed to drain to the outside via some drain.Some amount of this collected water is often designed to be thrown up on the hot coil on the outer side as the fan blows air through it for cooling.So your problem is one of not operating properly because:1) The outside drain is clogged.2) the pan drainage from front to back is clogged.3) the pan is improperly slanted toward the front rather than to the rearThe moisture collecting on the filter will aggravate the function by causing the front coil to ice over.If you are not a DIY type, a HVAC type should be able to fix your problem.Cheers, Buddy

@Bryan Templin a cap rate is a function of several factors like location, sale transactions and specific to your local market that determines the value of the property.Since value is determined by NOI and cap rate, your focus has to be on ways to increase the NOI.Good luck on your deals.
