If they have a large unit count, do they have departments and systems to assist them with organizing each aspect of property management while tracking your financial flow? 

(Holes in the roof, interior and exterior walls, windows, and all the junk that was left behind).

I know it's not entirely necessary to involve them in wholesale deals but I've been told that they handle all the different legal actions and aspects of the transactions for me.Anyways, my question is what exactly should I do and say when presenting my purchase agreement and contract assignment to a Title Company or Closing Lawyer?

And One more question I have then… portions with a longer life and that are not moveable, like my roof that I just added.

I am replacing the roof, soffits, and fascia.

I bought a small portfolio in November and the roof on one of the properties (a triplex) is swiss cheese and the 2nd floor unit is down to the studs due to a roach infestation (the seller did the demo after having it fumigated).
