The house across the street from ours was purchased for the same amount as we backed out last minute due to conflicts with the  HOA and their request for a historical restored rehab which would have cost way more than the house would ever be worth in our analysis.

When receiving cash, always provide a receipt and make sure it itemizes what the cash covers.Unless there is a legitimate reason to provide the tenant with a receipt, we don't.We've only had one tenant request regular receipts and it was to show her case manager, related to monetary support she was receiving.

If agent uses a negotiator and doesn't want to pay it from their commission it's typical to request buyer to pay the 3rd party fee.
