I usually get rent in quarterly payments and often have to remind folks, but have only been stiffed once.

I also have to remind my accountant each year that it's a solo, so he calculates correctly.

It won't estimate your specific costs, because it is specific to MA and NH, but it will help you understand some of the costs involved and remind you not to forget things like water/sewer while you hold, etc.

Having lived in Florida just a few years ago and personally witnessing all the empty commercial centers help to remind me of this belief.As you get older, it is easier to own larger complexes and I have done that.

Since I started invoicing tenants and reminding them of late fees owed, we REALLY increased our revenue, and timely payments!

And I will keep that reminder nearby everytime I make contact with a probate seller.
