From what I've experienced with LLC financing, if it's a newer one (less than 2 years old), they'll underwrite your personal finances, but I've received different answers from different lenders so you'll have to get direct answers from lenders you speak with.

There are so many articles and videos not just on this site but many others giving you all the answers you need.

Just to close out this post, here are the answers to the posed questions and what ended up happening.

When looking at points do the math on the money you would be spending in relation to the property you're buying and you'll get your answer.

I would add that if you don't know the answers to the questions like acceptable cap rates, reversion caps, expense ratios, etc than you haven't personally underwritten enough deals.

Although if I ask him when can I pick up my check, the answer is either nothing or he claims that I never responded to a previous message of his so i lost my opportunity, or strings me along, etc..
