You may hire licensed contractors, but most-often the workers are illegals from three countries I will mention (Honduras, El salvador and Guatemala) and attorneys are constantly sending workers emails telling them to visit their office because there just may be something they can sue you and there boss for.

After I contacted him, he immediately asked what I think my loan amount will be, once I told him, he said no problem and emailed me a loan application.

Some times they'll even add you to their email list to send new off market opportunities. 

I called them all and asked them to meet me at the property for an estimate. 2 of the 3 got their estimates back to me within a week and the third's email got lost (he wasn't the one for me so I didn't follow up).

They have blocked my phone number and email, I have no way to get in contact with them.

Property manager is not doing much to manage this situation-- even though the lease clearly states fully trained pet will be allowed upon owner approval she keeps emailing me with unclear information as to the training and being pushy to get me to approve the pet.

@Jason Tefft Yes Ankeny is a great area, but the flip or BRRR deals I've seen there are 190-250K and purchased with cash so you have to have both the financing and be willing to pay a bit higher price point than other parts of the metro.Obviously, Ankeny is growing like crazy, but I'm just not sure the BRRRR or flipping model is best suited for Ankeny, you might find more success in Des Moines Proper areas unless you have a reason to buy in Ankeny, those deals will be VERY tight and very far and few between.Also regarding wholesalers, agree 100% I haven't seen a "good deal" from a wholesaler email in over 18 months and I'm the odd real estate agent that subscribes to ALL the wholesaler email lists :)

Am I able to communicate with the tenant under the LLC's name (example: emails)?

I currently do not have a real estate agent that I am working with but I have sent a few emails back and forth to the seller.
