PEX is cheaper and better than PVC or copper and will be easy to install since you are gutting.

Let's just say it's 10 years for easy numbers... is there another career you could pursue and make similar income for the next 10 years?

Is the PM easy for a tenant to get in touch with? 

It is pretty easy to learn.

Whether or not that's true, the repairs are a bit higher than they should be and could be lowered with proper management. 

If you were concerned it’s VERY easy to get on the boards.

Plus, it lets all these newer concepts & formula marinate in my head as I figure out some key items ... mainly thinking through on what kind of real estate investor I want to be, what kind of portfolio I wish to build, and can I analyse deals properly.
