I don't know all of the in's and out's of it, but typically it's used for short-term money for acquisitions, rehab's, or as leverage for private/hard money in a deal.

Or you could take out hard money, private money as long as there are liens on the properties and then rate and term refinance them, up to ten mortgaged properties.

However, I am a bit unclear on the difference between a hard vs private money lender.
