Your father is older, and likely should not be risking his primary residence for an investment that is risky.Transferring it to your name at this point in time would be a high risk too.

I have discussed my intention with my current mortgage company and they suggested I wait to rent and refinance after I hit the 2 year mark (of primary residency) because I would be able to keep my low 4% rate (conventional loan).

Your "primary purpose" of the trip must be for business and the "majority of time" must be spent on business.If you book a trip to Disneyland and then decide to look at rentals while you are there, that won't count.

It is this high demand for value add assets that is fueling the MF markets in this cycle, which is compressing caps in primary markets which in turn is forcing capital to seek investments in secondary and tertiary markets.

I do not have the capital in the property as is (only about 25% equity based on recent sales of three families in the area) and my primary home I am unable to tap into for an LOC due to being over-leveraged according to my bank.
