I wanted to pick your brains on Crestwood area in Birmingham AL.

If I was losing cash flow on one deal I was going to pick it up at another.I bought a run down legal 2-unit for $392,000 and put 25% down and $50k into it.

I am a new investor and after picking the Charlotte market and learning about the due diligence fee, I was wondering what other nuances there are for other markets that are specific to that market and not real estate in general? 

Hey BiggerPockets Fam, I picked a tough time to get into real estate. 

Duane  very few houses these days have open houses the seller can instruct the agent NO OPEN houses. so thats how they handle that.and of course you want to pick a realtor who is investor centric like I do. 

Pick a neighborhood/town/city to lock in on (farming) and absorb as much knowledge as you can.

I plan to give them a call once I can track down the phone numbers.My question is, what things should I be doing to prep before I pick up the phone?

Prices drop and those of us with liquidity pick up the pieces at pennies on the dollar.If you have cash flow, you have staying power, and can make it through the bad times.
