Please advise if we bought the property and if it was the lease from the previous landlord.One time we saw that they were smoking, but it's not allowed in the property.Also, we noticed that it's only 1 person in the lease, but it's actually 3.Please advise if we can do something with that.

If you want to tell them not to post ANY signs for elections, that may be fine, but not to ban a particular political party or person.

The way it is looking probably 30 days to get the trial date, another 30 days if tenant says I need a lawyer and need time and than another 30 days for sheriff to evict tenant.One thing I have learned through out this process is that county workers are incompetent, do not return call and are of no use.

To get your feet wet, get a PM. once you learn the ropes, you can manage one out of state property on your own. 

If you don't have such a person, you can go to a third party service like VerifyInvestor.com and pay a fee for them to review your financials and generate the letter (from an attorney).

Personally, I moved from the Florida market to start investing in Ohio. 

It was then that I learned central air without returns doesn't work nearly as well as with returns, so I added returns in a subsequent renovation.I don't think you should avoid these properties.
