if you do that 2-3 times you could own 4-9 units in 6-8 years.you need a place to live anyway.

I didn’t even have an LLC until I got to 22-units and only then because I was getting into commercial buys.I had the umbrella until then and actually for a few years after.  

House has solar panels so PGE in non-winter runs at $30 max.My idea originally when I was single was to keep living in this property until it appreciated enough (eg 5 to 10 yrs) to sell it.However, I realized that the air ducts and soundproofing of the top part of house vs bottom part of house makes it such that it's not a great rental as the way I described.

What would you advice, should I go ahead and start out of state investing with section 8 why I continue to pay rent or patiently wait till I find a property in Houston to house hack (This will take some time away from my goal of investing in a certain number of units this year).Please share your opinion.Thanks

I got all that and a riser with a new breaker panel for 14k.

Will these units equal or come close to my mortgage payment.

Currently 4 of the 6 units were rented out at significantly lower rate ($425; 2x$525; $550) than the market's.  

A lot of PMS have automations for this but if you are only doing it for one unit, Docusign or any other similar service should work fine. 

Choose your property wisely - Multi-unit properties like triplexes and fourplexes offer potential economies of scale and income diversification.

In fact, 5-unit and up multi-families are off at least 20% locally and with a lot of distress.
