Property 1 is purchase of 80k and 10k in repairs, property 2 is 40k with 30k in repairs.I'm thinking of different options on how to fund and I'm not sure what options I actually have and/or would be best.

I'm trying to get used to the timing of when the different payments come in.  

NJ/NY is not a cash flow investment market in most parts so you have to buy different than what you might read in most forums.

You can list the property as a "net listing" and take the difference over what the seller is willing to sell for that way. 

Also make sure you interview at least 3 different companies and ask their fees, their business structure and how communication works.  

Or even substantially different.
