Normally I don't like tenants doing things like this.However, your lease does say the tenant is responsible for the first $100 and you do agree that the faucet is dripping...It would be best in most ways if you'd hire a licensed electrician and a licensed plumber to do all this work.

And, no, there really isn't a way you can buy it and leave his mortgage in place without a subject-to deal.As long as you are not afraid of being scoffed at, you can tell him, look, I'd normally want to buy this at $100K (I have to resist scoffing at you myself) but I know this is rehabbed and ready to go.

That price would be normal in my area for a yellow pages/radio advertising type company.If I hired a one or two person licensed outfit it that works by word-of-mouth reference and never advertises it would maybe be $250 total.Regardless of the price, I recommend you get a disposal with the allen wrench fitting to "unstick" it if it clogs instead of just a local reset button.Garbage disposals are my most replaced items.
