I like that you said it takes more than finding a distressed property because we’ve found a few and we’re hoping to contact the owners pretty soon but now that you said it must generate interest buyers we will hold off for a second.

I've used round numbers to make things easier.purchase price: 100,000closing costs: 5,000down payment: 20,000mortgage: 80,000rent: 1250 <----- must rent for this amount to make the numbers workvacancy @ 10% = 125property management @ 10% = 125repairs @ 5% = 63capex @ 8% = 100taxes @ ~ 1.38% = 137insurance @ 65/moP&I 430/mocash flow after all expenses = 205/mo = 10% COCDoes anyone have any opinions?
