Have them keep it clean and neat so you can show it while they are still there (hopefully it shows well still and doesn't need carpet/paint/etc) In exchange for them letting you show the property with them still there, you could find a new tenant with a compatible move in date, and the current tenants would only need to compensate you for a couple days (assuming carpet shampoo or other cleaning).

I probably wasn't clear enough in my question- We aren't offering cleaning, but buyers have requested professional cleaning, including carpet and windows.

If your holding for a long period of time CapEx (Large expenses that are one off) comes into play when over time you may need to replace all the carpet, or Fix the roof, all the plumbing etc...

I ripped up the old laminate floors, a layer of carpet under that throughout the house, and linoleum flooring under that as well.

Sorry,I should have broken that $5,000 turnover cost down - we usually have very little if any real damage, but:$1500 for one month vacancy$1500 for marketing and re-leasing cost (one month rent, even though I do it myself - I am not cheaper than a PM lol)$2000 for misc repairs, some paint, maybe carpet, landscape overhaul, etc.TOTAL: $5,000I agree, nobody is going to move over $25 and financially it is hard to defend my position on paper, but it is the way we say "Thank you" and how we do business.

The house needs minimal work (new carpet, new interior paint and may switched out the counter tops to granite.)

We ripped out all of the carpet and had the concrete stained/polished and then painted the interior and exterior.
