Being a long term landlord (even with a property management company) was an exercise in mental resilience, one of which I care not to repeat.

Also, managing properties from a distance was only a mental hurdle.

A day later she replies with a huge message lecturing me on why it's none of her problem if I can get a new tenant, about how the rent is too high and how she can't work because of her asthma and her mom's health problems lately, about how she appreciates me but that she needs to know that "this process is going to go smoothly."

By working hard and applying the principles discussed one can find long-term financial health and considerably change the trajectory of their life.

I didn't do this until over a year in (i still struggle with it), and I experienced some real highs and lows that got to me, mentally. 

Because now since I have health issues I'm definitely filing a lawsuit.

Sure, real estate investing is 'passive' but it still involves using your time and mental headspace to solve issues that pop up with any rented out property. 

On the positive, SB13 provides 5 years to address bootleg units to legalize as an ADU assuming there are no health or safety issues.
