I have done a flip before but to be honest, this volatile market scares me at the moment with flips.

Building would put me at a 5 minute drive to work vs 30 min currently and we would be down sizing bringing our mortgage payment down and we’d be in a happier place.

And obviously, finding a mentor.The guy I met at the auction today told me at the previous one, a bunch of lots in the vicinity of the shiny (literally) new stadium in SAV went for 5x market value because of the development opportunity for STRs.Plus it's just a damn cool town.

He did not wait for the inspection to begin the due diligence process. ...and it saved me $50k (which could have bankrupted me at the time) and a massive headache.

When I tell people out of state about our housing prices in MS they don't believe me at first.  

But, the paperwork still exists in storage and they pull that out and ask some very probing questions.
