The best strategy for you will really come down to your individual risk comfort level.Whatever path you go with, though, treat the businesses religiously . . . attend to them in every way as separate businesses if they are separate and you'll hopefully uphold the purpose of an LLC with operating as a business in earnest.

If it is off-market, and you feel comfortable knowing the market...ok sure.On the sell side...I can't imagine why you'd use a Realtor unless you are just looking for expensive admin help.

I will say hello, but have noticed trying to really build relationships with neighbors can be tricky because it makes them feel more comfortable to do things you may not want, i.e. move your trash bins.
