If tenant doesn't pay you lock his stuff and after 30 days you can sell all his stuff in auction.3) Less Utitlities bill.4) No fight with the neighboors.However I still think it's 3 to 4 times cheaper to have your own storage built.

I would suggest having a qualified cash buyer or buyer with a hard money loan ready to go, then lock up the property and sell it to them rather than have a weasel clause to back out of the deal.

When you are under contract with a seller, the seller never wants escrow to fall out (at least almost never) so making a higher offer and locking it up with CONTINGENCIES could in fact be a strategy to work for this type of investment.
