The way that I will finance this deal is to consider getting a hard money lender to cover the Porsche price, then do CC funding to cover rehab costs.

From talking with lender account executives, the most they will refinance and give value to is a single family residence with one ADU. 

Getting a good realtor who understands what you are doing, a good lender that gets you what you need when you need it, and a good rehab team (if you are doing rehab) is going to be pretty key. 

Seek out a mentor who shares your goals, you can also consult lenders and brokers for advice on finding a suitable mentor.
