I added a lot of stucco to the outdoor walls $200, cabinet lighting in their kitchen $300, fence,pergola for deck that blocks neighbors view, $200.  

Foreclosures are often quite dirty with missing appliances so fewer interested buyers (few buyers with enough cash and/or time after closing to rehab).

I explain that the roof alone is more than the kitchen renovation so they can come in and put their own kitchen in to their own tastes.

(Most of the 4plexs in Elizabeth, that I looked at are mazes) meaning.. for example behind the door for unit 3 had a hallway with two doors.. one door had an entrance to a 2 bed 1 bath with a kitchen.

Had I known the lines were disassembled, I could have called a plumber in advance.  3) Inspector failed to document a lot of 'minor' damage to the property including flooring that was 'unglued' due to water damage (I knew there was a plumbing leak, but inspector indicated it was in the kitchen; actually the leak was in the bathroom). 

Also there was water damage in the kitchen in the lower cabinets so they all needed to be replaced.
