. ;-) Most people have made use of Keyword alerts so if you create a post looking for property managers or realtors in your market, they will be notified and people will likely respond with referrals.  

Read any book you can find on amazon on the topic, listen to podcasts when you have dead time, like in the car, and use keyword alarms on BP.

However you wanna phrase it, you wouldn't be able to maintain profitability running a property management business with nothing more than a 10% monthly PM fee.
